As a professional agent, I prepare a Comparative Market Analysis (CMA) and market research for the seller so they understand the past and current market dynamics before listing their house on the market since the right pricing strategy is key to attracting buyers to visit and make an offer.  More importantly, my marketing prowess allows me to promote the property both offline and online and negotiate the best deal for the seller. For example, one of my clients received an offer at the asking price within 24 hours of listing. However, being aware of the market demands, I suggested the seller wait for more offers. With several other offers coming in, we closed the deal $80,000 above the asking price. This shows clearly that a good understanding of the market allows the seller to decide wisely whether to hold or sell the property promptly when receiving an offer.
